What I Look for Before Buying a Home: Feng Shui + Healthy Building Principles

A holistic property checklist combining Feng Shui, healthy-building questions and the practical realities of buying in New York.

Begin with the block and the building

A home’s setting affects daily experience before you reach the front door. Walk the block, notice traffic and deliveries, and consider your route to parks and transportation. Inside, look at the common areas, maintenance and how the building handles repairs. These observations raise questions; they do not establish environmental exposure or building condition on their own.

Consider light, movement and room proportions

A holistic evaluation asks how the layout supports your routines. Can daylight reach the places you use during the day? Is there room for furniture without blocking movement? Can you create a private resting area? Feng Shui contributes a traditional perspective on form and flow, while environmental psychology and neuroarchitecture offer questions about the experience of a space.

Ask about air and moisture

Learn how outdoor air enters, where kitchen and bathroom exhaust goes, and who maintains the systems. Look for signs of leaks or persistent dampness and ask for repair history. EPA identifies source control, ventilation and filtration as basic indoor-air strategies; a pleasant smell or new finish is not an air-quality test.

Request details about materials

Ask for the actual flooring, adhesives, paint and cabinetry specifications when available. Broad descriptions such as “natural” or “eco-friendly” are not enough to evaluate a product. Consider maintenance and durability as well as appearance. If a specific concern would change the purchase decision, seek appropriate inspection or testing.

Listen and return at another time

Pause without conversation in the bedroom and living room. Listen for elevators, mechanical systems, neighboring activity and street noise. A short showing is only a sample. A second visit can help you understand conditions at the hours that matter to you.

Pair the holistic view with due diligence

Review monthly costs, building documents, resale considerations and the scope of work needed. Our role is to help organize the questions and property comparison; specialist assessment belongs with qualified inspectors and other appropriate professionals. A home should fit your finances as well as your daily life.
